Reason: To ensure a satisfactory development and to avoid any ambiguity as to what constitutes the permission.

Within 3 months of the date of the permission a Hotel Management Plan shall be submitted to, and approved in writing by, the Local Planning Authority. The details shall include (but not be restricted to) details of the following;
a. House rules;
b. General Hotel Management details;
c. Measures to avoid or minimise noise impact;
d. Measures to notify neighbours of contact numbers including out of hours contacts
Development shall take place only in accordance with the approved details.
Reason: To protect the noise climate and amenity of local residents |
The building shall not be occupied other than as holiday accommodation. It shall not be used at any time as a sole and principal residence by any occupants or be occupied independently by any family, group or individual for more than three months (cumulative) in any one calendar year.
Reason: The site is an inappropriate location for a permanent separate dwelling in accordance with Policy LS1 of the Eden Local Plan.

There shall be no overnight parking of any vehicle with a gross combination mass over 3500kg, in connection with and by users of the development hereby approved.
Reason: In the interests of highway safety, and to ensure that the development does not operate as a HGV rest facility.

The vehicle parking area shown on the approved plans shall not be used otherwise than for the parking of private motor vehicles and motorcycles belonging to the occupants of and visitors to the development hereby approved.
Reason: To ensure that adequate parking provision is retained and to comply with policy DEV 3 of the Eden Local Plan.

Any grant of planning permission by an interested planning authority for development falling within Regulation 3 of the Town and Country Planning General Regulations 1992 shall enure only for the benefit of the applicant interested planning authority. |
