The development hereby permitted shall be carried out in accordance with the following approved plans: 'Location Plan' Drawing Number: 03 'Proposed Plan & Elevations' Drawing Number: 04 Rev B 'Heritage Statement Incorporating Design Statement' 'Rev B - 23/04/2023' All received by the Local Planning Authority 05/06/2023 'Proposed Signage Artwork' Titled: 'Fish Slabs and Pinnacle Historic Grade II Listed Structure' Received by the Local Planning Authority 29/08/2023 Reason: For the avoidance of doubt and in the interests of proper planning.
The development hereby permitted shall be constructed entirely of materials details of which are shown on 'Proposed Plan & Elevations' Drawing Number: 04 Rev B and detailed within 'Heritage Statement Incorporating Design Statement' 'Rev B - 23/04/2023'. The approved materials shall be retained as such thereafter. Reason: To ensure the development is of a high quality design.
In the exercise of its judgement in determining the appropriate balance of considerations, the Local Planning Authority has acted positively and proactively in determining this application proposal, taking into account all material considerations. Material considerations include planning policies and any representations that may have been received preceding the determination to grant planning permission in accordance with the presumption in favour of sustainable development as set out in the National Planning Policy Framework. The Local Planning Authority is satisfied that its processes and practices are compatible with the Human Rights Act and the decisions of the European Court of Human Rights.
No advertisement is to be displayed without the permission of the owner of the site or any other person with an interest in the site entitled to grant permission. Reason: Required to be imposed by Regulation 2(1) of the Town and Country Planning (Control of Advertisements) (England) Regulations 2007.
No advertisement shall be sited or displayed so as to: a) endanger persons using any highway, railway, waterway, dock, harbour or aerodrome (civil or military); b) obscure, or hinder the ready interpretation of, any traffic sign, railway signal or aid to navigation by water or air; or c) hinder the operation of any device used for the purpose of security or surveillance or for measuring the speed of any vehicle. Reason: Required to be imposed by Regulation 2(1) of the Town and Country Planning (Control of Advertisements) (England) Regulations 2007.
Any advertisement displayed, and any site used for the display of advertisements, shall be maintained in a condition that does not impair the visual amenity of the site. Reason: Required to be imposed by Regulation 2(1) of the Town and Country Planning (Control of Advertisements) (England) Regulations 2007.
Any structure or hoarding erected or used principally for the purpose of displaying advertisements shall be maintained in a condition that does not endanger the public. Reason: Required to be imposed by Regulation 2(1) of the Town and Country Planning (Control of Advertisements) (England) Regulations 2007.
Where an advertisement is required to be removed under the Town and Country Planning (Control of Advertisements) (England) Regulations 2007 (as amended), the site shall be left in a condition that does not endanger the public or impair visual amenity. Reason: Required to be imposed by Regulation 2(1) of the Town and Country Planning (Control of Advertisements) (England) Regulations 2007.
