Condition Details / Information Notes
The development hereby permitted shall begin not later than three years from the date of this decision. Reason: To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out in accordance with the following approved plans: L3811/01/G Proposed Elevations, received 01/09/23 L3811/03/A Proposed Site Plan, received 01/09/23 L3811/06/A Proposed Block Plan, received 01/09/23 L3811/010 Proposed Ground Floor Plan, received 11/09/23 L3811/011 Proposed First Floor Plan, received 11/09/23 AM8/V1 Tree Protection Plan, Received 10/11/23 Reason: For the avoidance of doubt and in the interests of proper planning.
The development hereby permitted shall be constructed entirely of materials details of which are shown on plan No. L3811/03/A Proposed Elevations, received 01/09/23. The approved materials shall be retained as such thereafter. Reason: To ensure the development is of a high quality design.
The extensions hereby approved shall not be first occupied until the swift boxes and tree planting shown on Proposed Elevations L381101G, received 01 September 23 and Proposed Site Plan L3811 03 A, received 01 September 23 have been installed. Thereafter, the approved swift boxes and trees shall be retained for the lifetime of the development, replaced on a like-for-like basis as necessary. Reason: To ensure a biodiversity net gain in accordance with Policies DM1 and DM4 of the Development Management Policies Development Plan Document.
The development shall not proceed except in accordance with the mitigation strategy described in the 'Bat Survey' prepared by Simply Ecology and deposited with the Local Planning Authority on 01/09/23. Reason: For the avoidance of doubt and to prevent harm to protected species.
The development shall not proceed except in accordance with the strategy described in the arboricultural report; AM8/V1 'Tree Protection Plan', deposited with the Local Planning Authority on 10/11/23. Reason: For the avoidance of doubt and to prevent harm to protected trees.
